Doing Things Differently but it's Business As Usual

Legal Review of a Commercial Lease

So you’ve found a commercial space you want to run your business from and the lessor (or the agent) has sent you a draft lease.

It can be a daunting task to review the terms of a proposed lease, but it is vitally important you do so thoroughly as not understanding your obligations or the risks involved can be devastating to the success of your business.

A lease is a legally binding document that can operate for 5, 10 or 20 years, so seek advice from a lawyer to review the terms of your lease.

We can review any commercial lease for you, and then provide a consultation with you, by phone, online video conference, or in person in Brisbane or the Sunshine Coast.

The benefits of a Lawyers Review of a Commercial Lease...

We act for you

We act in your best interests, without regard to the interests of the landlord, the agent, or the lawyers representing them.

Our role is to ensure you understand what you are reading, how it effects you now, and how it might effect you in the future (if things go wrong).

The advice we give on our review of your lease is our honest views on it, and its reasonableness.

We've read many leases before

Whilst this might be your first time reading a lease document, rest assured we have read many many commercial leases before, and written many before too.

It is that knowledge and experience that you are paying for.

It's easy to read the words, but it is a harder task to understand exactly what they might mean to you.

We'll answer any question

Our role is to ensure you are aware what the lease says. Our advice will be tailored to ensure you understand the lease document, and if you don't first time, we will continue with you until we find a way to ensuring you do.

Read the lease document yourself and come ready to answer all the questions you might have on the lease.

So what is the process.

We have a simple online booking portal to step you through the process, so just click the link and make a start.

1. We'll need to gather the essential information needed to identify you and the type of business and lease you are looking to enter into.

2. You will need to upload a copy of the draft commercial lease document, and any other relevant documents that you are looking for us to review, and provide you with advice upon.

3. We will undertake a detailed review of the commercial lease, and all of its terms and conditions.

4. We will arrange a consultation with you (together with any other people involved in the business), normally taking between 30 to 60 minutes (depending on the complexities of the lease) and we'll provide our advice on the terms, and answer all the questions you have.

5. That's it.... it is as simple as that! There is no obligation to use our services any further. You can go away and sign the lease as is, negotiate certain terms, or walk away from the deal, it is up to you.

Fixed Fee Legal Service

So What does it all Cost?

We offer a fixed fee legal service, that is applicable to most commercial leases (not including retail shop leases).  Our fixed fee covers everything needed to provide our lease advice to you, including the collection of instructions, documents, our review of the lease itself, and our consultation with you.  That consultation can be in person, by phone or online video conference.

We do offer some optional extras, but there is no obligation (or expectation) that you will require them, or need to take them up.  You certainly will not be pressured by us to do so at all.

If you are looking to lease premises in a shopping centre, then you may require a retail shop lease, and we can provide that service also.  See our separate page on retail shop lease legal advice reports
